Ask a Realtor???

The process regarding purchasing Real Estate should be a fun and enjoyable one. Your Realtor should explain all the steps involved whether you are listing your residence or looking to purchase. There should be no surprises along the way! 


I pride myself on being able to foresee the future. I have surrounded myself with the best team in the industry. With home buying and selling experience totaling over 100 years. We always anticipate the worst, with this mind set we are continuously prepared to overcome any hurdles that we may find in our path. You MUST be a strategist in the Real Estate business. And in order to accomplish this task you have to possess the experience necessary to react and disarm any situation that may arise. A team with over 100 Years Experience is how you achieve this goal. 


There is a basic process involved in a Real Estate transaction. Obviously all purchases are negotiable. So the first point of negotiations would be the purchase price. Once all parties to the home purchase or condo sale have a meeting of the minds the next step would be to get all the terms and conditions on paper and to have every one sign. Personally, I like to negotiate verbally on my clients behalf so as to not waste any time going back and forth making changes through the negotiation process. 
The next step would be to have a property inspection by a licensed professional. The inspection is another key negotiation point. Even if the residence is being sold in as-is condition! Every aspect of the transaction is a negotiation. Upon review of the report and dependent on what she states the negotiations may begin again. This almost always benefits the buyers!


Should the buyers be utilizing a mortgage to purchase. The next negotiation point would be the property appraisal. Should the property under appraise there are few things that can happen.

1) Seller reduces the purchase price to the appraised value and the transaction moves forward.
2) Seller won't reduce and Buyer agrees to move forward and comes out of pocket for the difference in the appraised value and purchase price. This rarely happens in today's market place.
3) Seller won't reduce the price and the buyer wont pay the difference the transaction dies and all deposits are returned. This rarely happens if the sellers are motivated and in a position to move forward.

Always remember to distance the inspection and the appraisal as you do not want to negotiate both points at the same time. This will not benefit the buyers.


When purchasing a condominium or townhome there is an approval process involved. Most properties have management companies who handle the process for the Home Owners Association. You must fill out an application and allow for the MGMT Co. to conduct a criminal background check along with a credit verification. When the management company receives the results and if everything is OK they will then schedule an interview with the Board of Directors and the Buyers. Upon acceptance then we head to the closing table. The background check process can take 30 days give or take a couple. So make sure you submit the package in a timely fashion as to not impact the scheduled closing.



That's pretty much the process in a nut shell.
